     I deliver a quality product with integrity and professionalism and charge accordingly. However, as a sole-proprietor with little overhead or excess equipment, I can virtually always undercut commercial and franchise contractor labor rates.

CONTRACTS:

As we all know, honesty is not everyone's policy. For this reason, I require a signed contract  contractco  from all new customers.              

PREFERRED CUSTOMERS:

While I appreciate every inquiry, for both legal and business reasons, I generally limit my services and related dealings to the current legal owner of the subject property - sorry, no friends, family, or representatives (including realtors) - with a current home address in Fayette County or neighboring county (Jessamine, Woodford, Franklin, Scott, Clark, Madison or Bourbon).

*I do not work for contractors or property management/maintenance firms.

INSURANCE:

I do not carry workers compensation or commercial liability insurance. I have a disability insurance policy and V.A. healthcare.

 

I do not work directly with insurance companies, provide 'insurance estimates', or modify my fees or services to accommodate the deductible or coverage limits on an insurance policy. 

RENTAL PROPERTIES:

I do service rental properties, but only when vacant.

commercial PROPERTIES:

I consider requests to service commercial properties on a case-by-case basis.

 

BIDS:

I occasionally complete projects for an upfront price which includes both labor and materials.

 

Primary examples include:

  • Roof replacements

  • Small- or medium-sized tree removal

  • Light junk or yard waste removal

 

*Generally, only a contractor who specializes in a trade or service can accurately predict or "estimate" labor and/or materials necessary for project completion.

 

"TIME & MATERIALS"

Contrary to popular belief, most home improvement work can not be 'estimated'. With respect to wagering a large dollar figure on the total cost of a project, a small business can not afford to take the financial risks routinely assumed by large firms or companies.

On projects for which I'm not willing or able to provide an upfront price or 'bid,' I establish with the customer a liberal timeframe for project completion, and a minimum daily labor rate for up to 8 hours of any skilled or general labor. Labor rates are given after a discussion or site visit with the customer.

 

In these cases, the customer is accountable for all project expenses and materials, including those purchased or contributed by contractors.

 

 

BILLING: 

Full payment is due upon completion of service.

I use a timesheet to record labor and material expenses.

 

After my last day of work, I will e-mail you an invoice with instructions for how to make your payment and a deadline by which it must be postmarked or processed in order to avoid late fees and other complications.

Every business or professional must weigh many factors when choosing or prioritizing work:

 

  •      The Customer - Do you have honest, responsible and realistic intentions toward a business transaction or home improvement project?

  •      Urgency - Are there health, safety, or financial consequences of delaying your project?

  •      Qualifications - Do I possess the proper skills or licensure to effectively complete your project?

  •      Order of request - First come, first serve

  •      Project duration - Large projects provide more work, however small projects are easier to schedule

  •      Hire date - I only schedule a project once a customer approves our contract (see below)

  •      Overall experience - Will I enjoy the work, learn a new skill or improve old skill?

  •      Compensation - Does this project help me achieve my personal or professional goals?

  •      Location - Is your project in a safe location, within reasonable driving distance from my home?

  •      Weather - Outside projects will be postponed for inclement weather
